Safe Harbor plans November reopening for Miami Beach’s Tides Hotel
Safe Harbor Capital Partners is preparing to reopen the 45-room Tides Hotel in November 2026 after renovations, ending a closure that began after Hurricane Irma in September 2017.

Safe Harbor Capital Partners plans to reopen Miami Beach’s Tides Hotel in November 2026 following a multimillion-dollar renovation. The 45-room Art Deco property at 1220 Ocean Drive was built in 1936 and has remained closed since Hurricane Irma damaged it in September 2017. Its return remains an expected reopening rather than a completed resumption of guest stays.
The ownership change followed a lengthy foreclosure case. A 2022 lower-court ruling was overturned on appeal in 2024, and the case was reheard. After a November 2025 trial, the court entered a $95.6 million judgment in Safe Harbor’s favor, including outstanding debt, interest and other amounts. Safe Harbor acquired the hotel and associated properties at a foreclosure auction in March 2026, while the Chetrit Group continued to appeal the final judgment.
Safe Harbor has also obtained a mortgage of about $44 million from Maxim Credit Group, with part of the financing intended for upgrades. The financing covers the hotel and nearby properties, including sites on Collins Avenue and a parking garage.
